Ry L. Olson

Founder & Principal

Ry Olson has spent more than 20 years in institutional real estate asset management. Most recently, as Vice President, Asset Management at PNC Realty Investors, an institutional real estate investment manager, he prepared the annual business plans, budgets, and capital project plans for a diverse portfolio and presented them to the investment committee. He was the primary contact for asset-level lenders, monitored debt compliance, and delivered quarterly valuations and investor reporting at the property and fund level.

Before PNC, Ry was Director of Operations at a Beverly Hills real estate investment firm, overseeing asset management for its vertically integrated multifamily, office, and retail portfolio across the U.S. There he repositioned distressed assets and stabilized occupancy. Earlier, he managed a Southern California portfolio as a Real Estate Portfolio Manager, after starting his career in 2004 as a real estate analyst.

Ry founded Oakdale in 2023 to bring the same institutional playbook to independent owners: hold/sell analysis, discounted cash flow modeling, operating budgets and variance reporting, capital planning, and lender coordination. His view is simple. Owners of a few properties deserve the discipline that institutions pay for, and they should get it from one accountable partner who has sat across the table from lenders, brokers, contractors, and investment committees.
